Auckland Property Market: What the August Numbers Are Telling Us

The latest property figures for August are in, and while Auckland values are still drifting rather than racing anywhere, the numbers tell an interesting story when you look a little closer.

Across Auckland overall, property values dipped 0.5% during August. Here in the west, however, Waitakere recorded a smaller movement of just 0.2%, making it one of the more stable parts of the Auckland market for the month.

How did Auckland's different areas perform?

There was quite a spread across the region during August:

  • Franklin: 0.0%
  • Papakura: ↓ 0.1%
  • Waitakere: ↓ 0.2%
  • Manukau: ↓ 0.4%
  • Auckland City: ↓ 0.5%
  • Rodney: ↓ 0.6%
  • North Shore: ↓ 0.6%

For those of us in West Auckland, it's encouraging to see Waitakere sitting towards the steadier end of the Auckland results.

But what does this actually mean if you're buying or selling?

Statistics are useful, but what really matters is how they translate to people making property decisions.

For buyers, there's still plenty of choice available, which means there is generally more time to look around, compare properties and make considered decisions. With affordability improving, there may also be opportunities for those who have been waiting on the sidelines – particularly first-home buyers looking for their chance to get into the market.

For sellers, today's market makes getting the fundamentals right particularly important. Buyers have options, so simply putting a property online and hoping for the best isn't enough.

Good presentation, realistic pricing, strong photography and marketing that reaches the right audience can all make a difference when it comes to getting buyers through the door.

A market that rewards preparation

A quieter market isn't necessarily a bad market – it simply requires a different approach.

Buyers may have more negotiating power and more time to make decisions, while sellers need to make sure their property stands out against the competition.

And importantly, Auckland isn't one single property market. As August's figures show, conditions can vary considerably from one part of the city to another. That's why understanding what's happening in your own suburb is far more useful than relying on an Auckland wide headline alone.
