Ready to rent but don't know where to start?  Here are the steps to help you into a new home.

 

1. Find Your New Home

Have you seen a property available for rent or are you still looking for the perfect place?  You can view all our currently available property listings by clicking the button below. We update them regularly so make sure you check back for new listings!

If you are not familiar with the neighbourhood, make sure you take some time checking out what is important to you. Local schools, shopping options and proximity to motorways or public transport are some of the most common. Once you’ve found a home you like, your first step is to book a viewing.

2. Book a Viewing

All properties must be viewed before applying.  Use the “Book a Viewing” button below to select a time, log in and provide some basic details such as name, phone, email and number of attendees.

You will receive a confirmation email and updates if anything changes. Please make sure confirm your booking to avoid viewing cancellations. At the viewing, you’ll meet the Property Manager, tour the home, and ask any questions.

3. Apply Online

Applications can be made via the same portal or through a link from the Property Manager. You’ll need to provide information on all tenants who will occupy the home, including children and pets, if any. Anyone 18+ must be listed on the Tenancy Agreement and provide copy of a valid ID.  Employment details, income verification, and references from landlords/employers are required to support your application.

4. Reference & Background Checks

The Property Manager will complete reference and background checks after receiving your application and may contact you for clarification or further information. As soon as a decision has been made, they will be in contact. If successful, you’ll be asked to pay one week’s rent as which becomes your first week’s rent once the agreement is signed.

5. If successful, you’ll be required to sign the Tenancy agreement

Once you’ve been accepted, we’ll prepare and send you the tenancy agreement and bond form to review and sign. You’ll also need to pay:

  • Bond: equal to 4 weeks’ rent (We will lodge your bond with the Bond Centre).
  • Advance Rent: an additional 1 week’s rent (on top of the 1 week already paid as a deposit). This means you’ll have paid a total of 2 weeks’ rent in advance.

6. Move In

On move in day, your Property Manager will meet you with the keys and complete an ingoing inspection. Together you’ll confirm the home’s condition and sign the Property Report. This document sets the benchmark for inspections during your tenancy and as a comparison at the end of your tenancy as the basis on which your bond is refunded.
